Making A Reservation

How do I book ?

Once you have found your dream vacation home, you can either reserve it online using our one step checkout booking system. Or our reservation staff can take your booking at 1-866-668-8326.

How much is the deposit?

When making a reservation with Feltrim Resorts, we do require a down payment. This is fully refundable for 24 hours after the initial booking. If your booking is made 45 days from your arrival date, a down payment of 20% of the reservation amount is required.If your reservation is made 45 days or less from your arrival date, the entire balance is due in full at the time of booking.

Will you send me a booking contract?

Yes. This will be provided to you shortly after booking.

How will I receive my booking confirmation and arrival instructions?

You will receive this via email after your initial booking. Arrival instructions will be emailed to you three weeks prior to your arrival date.

If Booking Balmoral Resort: You will receive an access code and arrival instructions for your reservation. The access code will be activated at the check-in time of 4 pm on your arrival date. (9 am for prearranged early check-in) This code will then end on the check-out date at 10 am. (5pm for prearranged late check-out)

When is the final balance to be paid?

The total balance will be due 45 days prior to your arrival date. On this date, the credit card on file will be automatically charged. Payment can be made prior to this due date at the guest’s request. The balance is no longer refundable after 45 days prior to your arrival date.

Does the total include all taxes and fees?

The total online booking includes all taxes. Extra fees may apply per guest booking and resort type. Cleaning fees apply and are determined by the size of the home. Please see email confirmation and arrival email for cleaning fees.

A property protection fee is also applicable to all reservation booking and this fee is also determined by the size of the home.

Do you offer group rates and planning?

Feltrim Resorts vacation homes are very popular with large groups, such as weddings, birthdays and sports events bookings.Our experienced reservation team can advise you on the best deals and rates available. Call us today and don’t forget to ask about our event planning concierge services,

Do you offer travel insurance?

Yes. Feltrim Resorts provides travel insurance through CSA Travel Protection. Travel insurance can be purchased at the checkout stage while booking your vacation home.

When traveling, guests must keep in mind that there are many factors that may affect their plans, including but not limited to weather conditions. We at Feltrim Resorts, strongly encourage our guests to purchase travel protection. CSA Travel Protection is 6.96% of the overall reservation total and all claims must be made directly to CSA Travel Protection.

What is your change/cancellation policy?

Reservations can be fully cancelled without penalty within 24 hours of the reservation booking. After 24 hours after the reservation booking being made, the 20% reservation down payment is non refundable. The reservation balance is due in full 45 days prior to the reservation check-in date. At 45 days prior to the check-in date, 100% of the reservation amount is non refundable.

If you believe that your reserved accommodation is considered uninhabitable or damaged due to unforeseen circumstances beyond the control of Feltrim Resorts, similar accommodation will be offered to you. If similar accommodation cannot be offered, a full refund will be returned to the guest.

Can I pay with my Credit Card?

Yes, we accept all major credit cards including American Express.

Do you take a damage security deposit?

A property protection fee is also applicable to all reservation booking and this fee is also determined by the size of the home. Every reservation is offered the opportunity to elect an advanced coverage for a total of $200 plus tax, this protects you up to $3,000 inadvertent and accidental damages to the home.

After You Make a Reservation

What time is check-in and check-out?

Check-in is at 4:00 PM.

Check-out is at 10:00 AM for homes larger than four bedrooms,.

Check-out is at 11:00 AM for homes four bedrooms or less.

An early check-in and check-out is available to all guests.

Where do I check-in / collect my keys?

For the Balmoral Resort you will receive a digital lock code: You will receive this access code and arrival instructions for your reservation prior to your arrival. The access code will be activated at the check-in time of 4 pm on your arrival date. (9 am for prearranged early check-in) This code will then end on the check-out date at 10 am. (5pm for prearranged late check-out)

All other resort bookings pick up key and check-in locations will be emailed to you prior to your arrival date.

Do you have a lost and found?

Yes. Should you leave anything behind in your vacation home, we can arrange to have it delivered back to your home. My Vacation Home Information

Is the vacation home listed the one I will get?

Yes. We list each property separately on our website, so what you see is what you get.

Are the homes pet friendly?

Pets Dogs and cats are allowed at Balmoral resort with some restrictions.

  • No Rottweilers or Pitbulls
  • No pets above 30 pounds in weight

A mandatory, non-refundable pet fee of $350 will be assessed to any reservations with pets. All pets are required to be on a leash of no more than 10 feet in length and under the control of an adult 18 years of age or older at all times while outdoors. Guests must pick up after their pets at all times.

Pets are not allowed inside Balmoral Clubhouse or within the water features area of the resort.

Pets are not allowed inside any swimming pool or spa, including those at the private homes. Pets are not allowed to be left outside unattended, including being tied to a tether, crated, inside screen enclosures, etc.

Any pet creating a noise nuisance may also result in eviction. Not following these rules can result in additional fines and eviction. For the safety of Balmoral Resort staff, if a service order has been entered for a home and the guests are not present in the home, all pets must be secured in a crate or behind a well-marked shut door (bedroom, bathroom, etc). If any pets are left loose and unattended within a home that Balmoral Resort staff have been authorized by the guest to enter.

Feltrim Resorts is not responsible for lost or injured pets. In addition, the owner will be held accountable for any harm caused to the staff or property as a result.

Only pets that have been registered are allowed on property. If a pet is found to be unregistered, a fine of $500 will be assessed and the guests evicted from their home without refund.

Service Animals

All service animals are welcome at Feltrim Resorts. Guests are asked to make our Guest Services team aware of their service animal before or during check-in.

Is there on-site property management should I need them?

Yes, we offer on-site property management through, please go to your clubhouse.

Are bed linens and towels provided?

Yes.

Do all homes have a washer and dryer?

Yes.

Do you provide hairdryers?

Yes.

Are irons and ironing boards in the home?

Yes.

Is there cable in the vacation rental?

Yes.

Do you provide a starter household pack?

Yes, each home inside the resorts are self-catering. For our guests convenience, a starter set of household supplies will be provided inside each home. These items can be replenished at the guests cost during their stay.

Are the pools heated?

Pool and or spa heat, where available may be arranged in advance for $25 per night.

Is there free WiFi?

Yes, we provide free Wi-Fi in all our vacation homes.

What parking is provided?

Yes, parking is available. If you have more than two vehicles or an oversized vehicle, please contact our reservations team, prior to arrival.

Are the homes handicap accessible?

Yes, please contact us directly for a list of available properties to meet your needs.

Is there a no smoking policy?

Smoking is strictly prohibited inside all vacation homes.The property protection fee may not be used to cover damage caused by smoking. A fine of $500 will be assessed for smoking inside the home, in addition to the cost of repairing any smoke related damages. Smoking is allowed outdoors only, please note windows and doors must be closed.

Are there cleaning supplies in the home?

We do not have any chemical supplies but do have the following items in each home.

*Vacuum

*Iron and an iron board

*Washing machine and dryer

*Dishwasher

In addition to the above, we also provide a starter pack for all homes.

Yes, there is a telephone at each vacation home. Please note: All local calls are free of charge.

Is there air conditioning?

Yes, all of our vacation rentals have air conditioning and heat.

Is there a fully equipped kitchen?

Yes, all of our properties have fully equipped kitchens for your convenience.

How close are the homes to area attractions?

All Feltrim Resorts vacation homes are close to the action here in Orlando. Disney is just 10 minutes drive and our Balmoral Resort, being just 12 miles away from LegoLand, makes it the is the closest vacation resort to this world famous attraction.

Is there a supermarket nearby?

Yes, all homes are close to a grocery store, drug store, restaurants, bars and much more.

Is there transport to theme parks?
